Large blocks of land coming on the market in Co Westmeath are a common feature of the land market and a 225-acre property located at Rathcastle and Moyvore is the latest offering to be brought forward for public treaty by Murtagh Bros Auctioneers.

The lands are broken up into four different lots, as well as being offered in the entire. The most impressive block on offer encompasses 138 acres and offers a blank canvass to any potential buyer.

This block is broken up into three different lots of 104 acres, 19 acres and 15 acres. The smaller lots may appeal to neighbouring farmers. However, there is no doubt that a 138-acre block would offer more flexibility as to the future enterprise operated.

There is a large walled garden in place on the property.

Fields are generally laid out in large parcels and have been kept in good condition with very little waste in this particular block. The 138 acres are well fenced with mature hedgerows giving the property good character, they also offer good shelter for livestock.

Internally, the block could benefit from the installation of farm roadways to aid management although this would be dictated by the type of system that would be operated on the farm in the future.

There are some old outbuildings on the farm, however, the only shed that would really be of benefit to the purchaser is a five-span round-roof hayshed. There is also a walled garden that is currently broken up into six smaller paddocks that would have traditionally been used to keep horses.

“For some farmers, not having any buildings can be a plus, it means they can set up the farm the way that they want, but for others, particularly drystock farmers it is probably a negative,” according to Dillion Murtagh of Murtagh Bros Auctioneers who are looking after the sale.

The remaining 87 acres of the property is located approximately 2km away from the main block. While still relatively good-quality land, this block would be heavier than the main 138-acre parcel. Some of the parcel may be suitable for planting but the majority would support a grazing system. A portion of this block has been reseeded in recent years also.

The main block of land is located along the L1914, opposite Moyvore Church with the second block located a further 2km along this road, heading away from Moyvore.

The entire comes with a guide price of €1.8m which works out at €8,000/ac.
