There have been several large blocks from the west of Ireland featured on these pages over the past few weeks and that trend continues with a large Roscommon offering. The farm extends to 143 acres and is located in one block located at Castlesampson, Athlone, Co Roscommon.

In 2018, Roscommon was the county with the second-highest number of farms on offer in the country. However, the price of land in the county only had an average price of slightly over €6,000/ac, one of the lowest averages according to the Irish Farmers Journal Land Report. The market in the county is largely dominated by smaller parcels with only 3% of properties offered in 2018 in excess of 100 acres.

Ivan Connaughton is looking after the sale of the land and highlighted that the block would have dairy potential. The farm on offer is divided by rural roads, but would still be easily managed as one block.

There is a large network of sheds in place on the farm. They are a mixture of modern and traditional. The sheds included on the compact yard include a five-bay lean-to slatted shed with creep area. There is also a large three-bay double-slatted shed and a two-bay double-slatted shed on the farm to ensure there is a large capacity for cattle.

Additionally, there are several dry storage sheds on the yard and a covered yard with a crush in place. The farm comes with a mains water supply.

The farm is being offered for public auction by Connaughton Auctioneers on Friday 30 August at 4pm at Gullane’s Hotel, Ballinasloe, Co Galway. The farm is being guided at a total price of €1.4m or €10,000/ac.

There are a total of 55.07 entitlements being sold with the land and will be apportioned accordingly if the farm is sold in lots. The total value of these entitlements comes to €21,000. There is extensive road frontage with the property with circa 2.5km with potential for sites.

The farm is relatively easy to access and is only 9km away from Athlone and 15km away from Ballinasloe.
