Clare land prices have been sporadic since 2012, according to our database. After reaching highs of over €8,000/ac in 2012 and 2014, the land market has since dipped to lows of under €5,900/ac in 2015 and 2016.

Last year, prices increased by almost 8% to €6,913/ac, up from €6,423/ac in 2017. Clare was one of eight counties where the average price was under €7,000/ac.

Land sales ranged from a minimum of €2,500/ac to highs of €20,000/ac. That €20,000/ac in question was the stunning 65ac Springfield House, which was sold after public auction in November for a sum believed to be around €1.3m. For the purpose of the report, we apportioned the house value so as not to affect the average price of the county.

Other sales included a 10ac lot in Kildeema which sold under the hammer for €91,000 or €9,100/ac; 43ac in Keevagh near Quin sold for €250,000 or €5,814/ac, while a farm of over 30ac sold near Kilkee for €163,500 or just over €4,800/ac.

Agents noted the higher prices in the east of the county, around the Quin and Sixmilebridge areas. Prices towards west Clare were not as strong, but exceptions were seen.

Forestry was active in Clare last year. According to our database, over 11% of transactions were bought for forestry, including a 34ac farm in west Clare making €155,000 or €4,560/ac; 24ac near Kildysart sold for forestry for €122,400/ac or €5,100/ac and 85ac near Sixmilebridge sold privately for almost €4,500/ac.

Beef farmers contributed to 44% of land purchases, with business people purchasing 22% and dairy farmers buying almost 19% of land.

Auctioneers noted that supply of land was tight in the county. Our figures show supply was back 27% with 3,005ac offered, down from 3,895ac in 2017.
