Kildare is no longer the most expensive county to buy land, according to our database. Instead, a surge in land price by Dublin and a 2.8% drop in prices in Kildare means it now sits in second place in Ireland’s list of top land prices.

Kildare average values in 2018 stood at €13,621/ac, behind €14,020/ac paid in 2017. Prices in the county ranged from €8,599/ac to €24,103/ac across the 21 recorded land sales.

Kildare always has some of the country’s most exciting sales and 2018 was no different. In July, the impressive Hawkfield House Stud on 93ac sold under the hammer for €1.35m or €14,516/ac.

A 58ac farm in Ladytown near Naas sold for €900,000 or €15,517; 157ac in Blackrath made €1.35m or €8,600/ac; 20ac at Lughill sold for €220,000 or €11,000/ac and an almost 49ac farm sold for a substantial €1.175m or €24,100/ac.

The county saw the highest proportion of land sales attributed to equine farmers in Ireland last year, with over 19% of land sales purchased by equestrian enterprises. Business interests around the commuter belt were certainly obvious in 2018 and in Kildare, 24% of land transactions were purchased by business.

One of the largest estates on the market in 2018, the 750ac Harristown Demesne in Brannockstown, was taken off the market in the early part of the year, while the superb 224ac holding at Rathcoffey Castle was also withdrawn, with a view to being auctioned in 2019.

Supply

Supply was down 6% in Kildare last year. Over 3,540ac was offered to the market, down from 3,818ac in 2017.

Noticeably, just 770ac was sold, meaning just 21% of the acres offered to the market in Kildare closed off. This is largely down to a number of larger holdings failing to sell.
