The Roscommon land market was buoyant last year. It had the second-highest number of farms offered to the market with 147. Only Cork, with 172, had more. It also had the second-most land transactions with 70, again only Cork (93) sold more. A total of 4,438ac were offered to the market in 2018, a 15% increase on the year previous.

But while activity was high, Roscommon’s average price remains one of the lowest in Ireland. The average land value in the county was €6,009/ac, slightly down from the 2017 price of €6,100/ac. Only Mayo and Leitrim had lower land prices.

The auction room was also active throughout the year. Roscommon had the third-highest number of public auctions with 39, behind Meath and Kilkenny, and they proved successful. Over 61% of those properties sold under the hammer, including 168ac in Fourmilehouse near Rathconnor, which sold for €1.8m or €10,700/ac.

Other successful sales included 126ac of land at Gorteeenclough and Corramore, which sold in three lots for €680,000 or almost €5,400/ac; 90ac of land in Clooncoose South which sold for €465,000 or €5,160/ac; 50ac in Elphin which landed €290,000 or €5,800/ac; and 51ac in Clogher Beg and Clogher More went in four lots for an impressive €489,000 or €9,600/ac.

A small 10ac holding in Teermore near Elphin provided the highest sale of the year per acre, selling under the hammer for €132,000 or almost €13,000/ac.

The county had the highest proportion of beef farmers buying land in the country, with 55% of transactions attributed to the enterprise. Auctioneers noted the struggling beef trade as an inhibitor to sales, with demand for certain holdings suffering as a result.

The influence of farmers from outside the county investing in the market is a factor this year once again, especially farmers from Leitrim buying and leasing Roscommon land.
