There were two main bidders fighting it out for an impressive 95-acre farm at last week’s auction in Fermoy.

The lands are top class and laid out in eight divisions, all under grassland with some further subdivided into paddocks. The auction opened with a bid of €1m with increments of €50,000 ensuing. Bidding continued between the two parties until €1.65m was reached. At this point a recess was taken. Upon returning the property was placed on the market at €1.65m, where the hammer dropped. The lands sold for an impressive €17,368/ac.

The farm was initially guided at €1.42m or approximately €15,000/ac. “It wasn’t any surprise that the lands exceeded the guide, the farm is well located on the edge of Rathcormac and is of the highest quality,” said Richard Ryan of GVM Kilmallock.

There are decent housing facilities on the farm with a five-bay slatted shed adjoining a round-roof haybarn. There are both a mains and natural water supply as well as mains electricity on the farm.

The farm has ample road frontage to the N8 and Glenville roads while it is bound by the River Bridge and Cottage River.

The sale was handled by joint agents GVM Kilmallock and Dick Barry and Son.

Golden 71-acre farm

A 71-acre farm located in the heart of the Golden Vale is also being offered for auction by GVM Kilmallock. The farm is located at Ballynamoloogh, Kilmallock, Co Limerick, in real dairy country with neighbouring farmers likely to be interested.

The lands are laid out in one block and is currently all under grassland. The residential farm does come with an old cottage but it is not currently habitable. However, planning permission for a replacement residence should be easy to attain in its place if refurbishment is deemed too big of an ask.

Alongside the current residence there is also an array of farm buildings. The majority of the sheds are solid floor haybarns while there are also several lean-tos which contain cubicle accommodation and an old milking parlour. With the size of the block it is probably on the edge of being able to operate a standalone milking block and with neighbouring dairy farms the opportunity to expand may be limited. The lands comes with a private well as the means of water supply.

Due to the quality and size of the block it would be somewhat surprising if the guide price of €10,000/ac, or €710,000 for the entire, is not surpassed. The property is being offered for sale by public auction on Friday 30 August at Kilmallock Mart at 3pm.
