One of the finest blocks of land to come on the market in 2019 has recently been launched. The 180-acre New Park House is located at Ballysax, The Curragh, Co Kildare, giving easy access to both the M7 and the M9.

The majority of the lands are currently under tillage, as they have been for the past number of years but due to the size and quality of the block any enterprise could be operated on the farm. The land has been under the same ownership for over 100 years and has been traditionally used for livestock production.

The large block comes with extensive road frontage and several access points, with only a small proportion currently in grassland. In total, the land is laid out in approximately 16 divisions which are generally large in size. There is very little waste within the boundary of the block with mature hedgerows adding character to this impressive offering. The property will be sold with the crops harvested.

There is an internal farm roadway which does serve the majority of the fields. However, if a dairy system was to be established then this is one area where investment would be needed.

The lands are classified in the Soils of Kildare as primarily Athy and Elton Series Soils and are regarded as some of the best limestone land in the country.

Residence

The farm comes with an imposing two-storey over-basement period house of circa 530sqm. It was built in the mid 1700s and has been occupied by the current family since 1919.

It is approached by a winding beech-lined avenue off the main road and sits on an elevated site.

The house is in relatively good condition with many of its original features including plasterwork, timber sash window and granite steps. On the first floor there are six bedrooms and two bathrooms. The basement is comprised of several rooms including the original kitchen, a bedroom, bathroom and various stores.

The house is afforded great privacy due to the mature gardens with lawns.

The farm also comes with a Gate Lodge located inside the main entrance which is rented out. It has a kitchen, two bedrooms and a bathroom. There is also a small cottage on the farm with a kitchen/living area, bedroom and a bathroom.

Farmyard

There is an extensive array of sheds on the farm including slatted sheds and machinery sheds alongside six horse boxes. However, many are dated and may only be suitable for storage.

The entire is being guided at a price of €2.5m or just shy of €14,000/ac which is on the money when it comes to the average price paid in the county over the past year.

The property is being offered for sale by public auction on Tuesday 8 October at the Keadeen Hotel in Newbridge at 3pm. Jordan Auctioneers are handling the sale.

The farm is located 3km away from the Curragh, 4km away from Kilcullen and 11km away from Newbridge.
