More marginal land and fewer acres of good land were put up for sale in Monaghan last year. This saw prices fall and the average price of €10,544/ac was down 16% or €2,126/ac on 2022.

Our survey examined 776ac on 23 holdings, both figures being down on the previous year.

We based our calculations on 14 farms which met our criteria and were sold by year end. Wilsons Auctions sold a number of properties by auction including 100ac at Drumbure, Scotshouse.

But most properties were offered for sale by private treaty, as is usual in Monaghan.

Among the residential holdings, O’Hanlon Property offered a traditional, two storey farmhouse with sheds on 32ac at Corrinshigo, Carrickmacross.

Modern house

Monaghan Property sales offered a 55ac farm with a modern house at Aghaderry, Emyvale. Keenan Auctioneers offered a 35ac holding at Fincarn, Broomfield with a modern house. DNG John O’Brien offered a 115ac farm at Tivaleney, Shantonagh, in lots.

The most active category of buyer in the county were suckler/beef farmers. Across the county, plain land is making €7,000/ac to €8,000/ac. Good land is making €8,000/ac to €10,000/ac and best properties up to €15,000/ac.
