Land prices rose sharply in Wexford last year, due to a very tight supply of properties for sale.

Average price increased by 15% to €16,412/ac, a rise equal to €2,114/ac.

Most of these holdings were made up of good-quality land, which helped boost average price.

Our survey examined 980ac of land placed for sale in 31 holdings. This was a significant decrease from the year before. Our calculations were carried out on 22 holdings meeting our criteria and selling by the year end.

The run of farms for sale in Wexford was relatively small, with three quarters under 40ac and only one over 100ac.

The average sale price for these small parcels was €16,460/ac. Average sale price for the larger holdings was €16,309/ac.

Auctions

Auctions are popular in Wexford and that was again the case in 2023. Over half of the properties that sold went through auction.

Sherry FitzGerald Radford sold 82.5ac Kilmannock House in Campile at auction for €1.1m, or €13,333/ac. Quinn Property auctioned a 97ac farm near Bunclody – made up of tillage and forestry – for €2.23m, or €22,990/ac.

The same firm auctioned a 44ac farm at Ballyconnigar Upper and Blackwater for €1m, or €22,727/ac. This farm had a basic yard and was in a coastal setting.

DNG O’Connor auctioned 34.5ac at Carheen, Clonhaston, for €913,000, or €26,464/ac. The holding included a derelict house.
